Mortgage Affordability
Two checks combined: an income-multiple cap, and a monthly-repayment stress test. We use whichever is lower — same as most lenders.
How is mortgage affordability calculated?
UK lenders typically cap borrowing at an income multiple — usually 4 to 4.5 times your annual salary, occasionally up to 5.5x for certain professions — and separately stress-test whether you could still afford the monthly repayments if interest rates rose. This calculator runs both checks and shows you whichever gives the lower, more realistic figure, the same way a lender would. It uses the salary you enter here (or already saved from the Take-Home Pay Calculator) plus your existing debts and deposit.
Frequently asked questions
How much can I borrow based on my salary?
Most UK lenders will lend up to 4–4.5 times your annual income, sometimes more for certain professions. On a joint application, lenders combine both incomes and apply the same multiple.
What is a mortgage stress test?
Lenders check whether you could still afford your repayments if interest rates were higher than your actual offer — usually a few percentage points above the current rate — to make sure you're not overstretched if rates rise.
Does this calculator give me an official mortgage offer?
No — this is a planning estimate. An actual offer depends on a full affordability assessment including your credit history, which only a lender or broker can carry out.
