Stamp Duty (SDLT)
England & Northern Ireland rates, 2026. Scotland (LBTT) and Wales (LTT) use different bands and aren't covered here.
How much is Stamp Duty in England?
Stamp Duty Land Tax (SDLT) is a tax paid on property purchases in England and Northern Ireland, charged in bands rather than as one flat rate — so you only pay the higher rate on the portion of the price that falls in that band, similar to Income Tax. First-time buyers get relief up to £500,000, and anyone buying an additional property (a second home or buy-to-let) pays a further surcharge on top of the standard rate. This calculator works out exactly what you'd owe under each scenario.
Frequently asked questions
Do first-time buyers pay stamp duty?
First-time buyers get relief on properties up to £500,000 — no SDLT up to £300,000, then 5% on the portion between £300,000 and £500,000. Above £500,000, standard rates apply to the full price.
How much extra is stamp duty on a second home?
Additional properties carry a surcharge on top of the standard SDLT rate — this calculator applies it as a flat 5% add-on for simplicity.
Is stamp duty different in Scotland and Wales?
Yes — Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT), both with different bands to England's SDLT. This calculator only covers England and Northern Ireland.
