What is loan to value (LTV)?

LTV is the mortgage as a percentage of the property value: LTV = loan ÷ value × 100. A £255,000 loan on a £300,000 home is 85% LTV. Lenders price mortgages in bands, usually at 60%, 75%, 80%, 85%, 90% and 95%, and the lower your LTV the cheaper the rate tends to be.

Frequently asked questions

How do I calculate LTV?

Divide your mortgage by the property value and multiply by 100. £200,000 on a £250,000 home is 80% LTV.

What is a good LTV for a mortgage?

Lower is better. Rates improve noticeably at 60%, 75% and 80% LTV, and 90–95% LTV mortgages carry the highest rates.

What is the maximum LTV in the UK?

Most mainstream lenders cap at 95% LTV, meaning a 5% deposit.
